If you are thinking of letting out a property it is important to have a correctly prepared and executed Tenancy Agreement/Lease.
Letting tenants into properties without a valid agreement is not generally a good idea. Copying and using an old agreement may ultimately be as ineffective as having no agreement at all. Therefore do not put your property at risk and seek specialist advice before letting your property to tenants.

Eviction proceedings
If you are a tenant and your landlord is seeking to evict you without following the correct procedure laid down by law, he/she could be acting in breach of the Protection from Eviction Act 1977. This is a criminal offence and may entitle you to claim for damages. You may also be able to claim for damages if you have been threatened or harassed by your Landlord. We would be able to assist you with such a claim.
Property disrepair
If your landlord has allowed the property to fall into a poor state of repair, you may be entitled to claim damages.
- If you are an Assured or Rent Act protected tenant you must still be careful not to breach the terms of your tenancy agreement. If your Landlord seeks to evict you, we can advise you if you have any grounds for a defence and if so, represent you accordingly.
